According to the NAR, a staged home sells 67% faster than a vacant home and on average for 6% more than asking price. There are 3 aspects to staging: decorating, marketing, and psychology. Buying a home is an emotional decision. Staging highlights the property's best features and appeals to a wide range of buyers.
Vacant spaces can actually feel smaller. Staging a vacant house can define spaces and help buyers envision themselves living in the home. Spending more time in the home allows buyers to connect with it. Buyers will only spend about 5 minutes in a vacant house but can spend up to 40 minutes in a staged home.
When selling an occupied home, it can still benefit from being staged by using the homeowners' belongings and a few staging accessories. Just by removing and rearranging things you can give the home a whole new look and feel. You want buyers to be able to see the house as their home, not as your home.
